Condo Management

Our professional, in-house experts are here for you!

From financial management to building operations, we have the in-house expertise to help you draft and implement sound strategies so that your building runs smoothly, the owners are happy and the Council/Board is clear about their obligations.

Financial Management

No ifs, ands or buts, your financial statements are ready for distribution on the 15th of the month. You'll appreciate receiving copies of all paid invoices so that you can easily understand everything that has been posted to your account. We train our employees in best practices to ensure receivables are not only collected but also managed to minimize arrears.

Employee Supervision

You can count on us to draft employee contracts and job descriptions that align with the needs of your building. Our Mission Statement sets the tone for the relationships we establish with our clients and employees: Assume people come to work to do the best job they can. Respect is earned by demonstrating it.

Building Operations

Regardless of the size, location, construction and age of your building there will be issues that arise surrounding its maintenance and operations. We encourage open discussion of any issues or concerns that come up. The open discussion allows your Property Manager to identify record and prioritise the issues for prompt resolution.

Insurance

Purchasing insurance is just one requirement placed on Board/Council members. Through extensive negotiations with several Canadian insurance companies, we have achieved greater coverage with lower deductibles and premiums for our clients. Let us review your coverage.

Online Access to Documents

You need information fast. Owners and Council/Board Members have on-line access to a secure login on Tribe's website where they can view confidential condominium information including minutes, by-laws, building notices, maintenance schedules and more. Owners can access their documents 24/7 via the condo portal by clicking here. Forms can be ordered through the document centre by clicking here.

Emergency Services

Yes, emergencies do happen. You can rest assured your building will have 24/7 building emergency services. Outside office hours, simply contact us at our regular telephone number and you will be directed to emergency services. They have the information at their fingertips to take the necessary steps to solve the problem, minimizing damage to the building and discomfort to residents.

Maintenance Contracts

Bulk purchasing enables us to obtain exceptional prices for goods and services. Your Property Manager will help steer you towards solid research and sound information that will help you maintain the value of your asset long-term. We are focused on helping you obtain the best contract terms and prices available.

Environmental Issues

Environmental initiatives are important. We are committed to conducting operations in a manner that protects our clients' assets, the environment and the health and safety of our employees, contractors, building occupants and the communities in which we do business. You should know, Tribe was awarded the "first-ever" Residential Level 1 Boma Best Certification under BOMA's "Go Green" program.

Compliance Tool

We recently developed an on-line management tool to ensure we are in compliance with critical issues that could cause risk to our clients' properties.
