FAQs

What information do I need to complete an application?

  • Show Photo ID
  • Proof of Income - please include one of the following: an employment letter that indicates annual salary, a most recent paystub, a summary page from your most recent tax return indicating your taxable income for the year. 

*If you are a new arrival to Canada, you should provide a copy of your landed immigrant documentation and a letter on Canadian bank letterhead, signed by an officer of the bank including the total amount of Canadian funds on deposit.

In addition to the above:

  • ON - A certified Cheque or money order equal to the total amount of first and last month's rent payable for rent.
  • QC - Once approved, when signing the lease you will need to bring your 1st month's rent.
  • AB/SK -  full security deposit which equals to 1st month rent (must be in a certified Cheque or money order).
  • BC - See application. 

How quickly will my application be processed?

When provided all the required documentation, your application will be processed within 24-48 hours, depending on the availability of your references.

Why do I need apartment insurance?

All apartment leases at most Tribe Management managed buildings including your building contain a clause that require the mandatory purchase of tenant contents insurance.  The reason for the clause is to ensure all residents have adequate protection in the event of theft or damage to their personal property as well as liability insurance to protect resident from legal liabilities and financial obligations associated with all types of personal injury occurring within their leased apartment.

Residents should be aware that Landlords are not liable for any personal belongings in your apartment.  For example, should a flood occur and your belongings become damaged, it is the resident's contents insurance policy that covers the cost to replace or repair any damage to or loss of personal belongings.  In such incidents, the cost to repair any water damage caused by such an oversight would be your responsibility.  You must have adequate insurance to cover such possibilities.  It is extremely important for you to understand that residents shown on the apartment lease are fully responsible for any and all damages caused by themselves as well as other persons occupying the apartment and or any and all quests.

When is my rent due?

Rent is due and payable on the 1st day of every month, regardless if you moved in on the 7th, 10th, or 15th day of the month, you will notice that your lease starts on the 1st day of a particular month so your rent will always be payable on the first day of the month.

What are your methods of rental payment?

The best method of payment is to provide a void Cheque or Pre-Authorized Debit form (obtained at your bank), the completed Pre-Authorized Debit contract (obtained from building manager or Tribe Management) and we will automatically debit your account on the first banking day of each month.  

Alternatively, we accept personal cheques, posted dated cheques, certified cheque or money order, made payable to the landlord at all our site offices. Please ensure that the address, including building and unit number are included on any form of payment.

What happens when I have a cheque go NSF (non-sufficient funds)?

When a payment is returned from the bank for reasons such as non-sufficient funds or stop payment, there will be an NSF charge added to your account and is considered a breach of your rental agreement classified as unpaid rent, which could result in termination of tenancy (eviction). That charge, along with the unpaid rental fee will stay on your account until you provide Tribe Management certified funds to cover the outstanding balance. Alternatively, you may send us written authorization through fax, return mail or email to withdraw the outstanding balance from your next pre-authorized payment.

How can I acquire a rental receipt?

Please contact your building manager and they will arrange to have them sent to you.

How often can a landlord increase the rent?

  • ON - Rent cannot be increased for 12 months following the date of last increase or since the commencement of your tenancy.  Three months written notice of a pending increase must be given.
  • QC - Rent cannot be increased for 12 months following the date of last increase or since the commencement of your tenancy.  
  • AB /SK - Rent cannot be increased for 12 months following the date of last increase or since the commencement of your tenancy.  For a periodic tenancy, three tenancy months written notice is required to increase the rent.
  • BC - Rent cannot be increased for 12 months following the date of last increase or since the commencement of your tenancy. Three months written notice of a pending increase must be given.

How do I get repairs completed in my apartment?

Please visit our Maintenance Request page. Please fill out all fields and include a detailed description regarding your issue or request. Your form will be submitted directly to your building.

How much notice must I give when moving out?

Notices must be received in writing in accordance with your provincial legislation and must be as follows:

  • ON - Monthly tenant without a fixed term agreement must give 60 days' notice and the termination date cannot be earlier than the end of a month. Monthly tenant with a fixed lease agreement must give 60 days' notice and the termination date cannot be earlier than the end of the fixed term.
  • QC – You will have 30 days to advise in writing if you are staying or leaving after a notice of renew is sent to you.
  • AB/SK - A periodic tenancy (i.e. month to month) can be terminated with one calendar months' notice. A tenant with a fixed term lease agreement should give at least a calendar months' notice should they wish to terminate their lease prior to the end date in their agreement. Cancellation prior to the end of the fixed term may be subject to a fee.
  • BC - A periodic tenancy (ie: month to month) can be terminated within one calendar months' notice, to be received in writing before the start of the rental period of the vacate month. A fixed term lease agreement can be terminated with a calendar months' notice, if terminated prior to the end date as per the agreement. Notice must be given in writing and received before the start of the rental period of the vacate month. Cancellation prior to the end of the fixed term may be subject to a fee.

 

Can a tenant allow others to occupy the property without notifying the owner or owner's agent?

No, if the tenant wished to have a friend or relative move in, the friend or relative must make an application to the building manager / caretaker and be approved as an occupant.

Can a landlord refuse pets?

Yes, all of the provinces in which Tribe Management manages rental buildings, allows the landlord to refuse pets.
